Development Progress

One Islington Plaza was launched in March 2017 and is now over 50% sold out.

Construction began in August 2017 and is on schedule for completion in September 2018.

Consisting of 317 ensuite and studio apartments the development will offer luxury student living to supply the growing demand for student accommodation in Liverpool. Investors benefit from receiving 8% net rental income for the first 3 years.

Entering February, works on-site are progressing well. Steelwork erection commenced on 25th October 2017 and EPCL can now confirm that all precast concrete stairs have been installed and metal decking on levels 1-5 has commenced.

Concrete floors are due to commence within the next period and the steel frame will be completed imminently. Furthermore, cladding samples have now been verbally approved by the planners.

Over the next period, EPCL are to liaise with the Main Contractor Urban Student Life (USL) regarding audio visual installation requirements at the ground floor as well as study cluster cubicle power requirements within the amenity space. The schedule for furniture, fixtures and equipment along with room data sheets are also to be finalised.

Building Consents continue to carry out regular inspections. No adverse comments have been raised. Meridian have been issued with the site Investigation/layout drawings and structural calculations. Visits are ongoing.

The Schedule

EPCL have been advised that steel frame works are due to be completed on 9th February 2018. The anticipated completion date stands at 28th September 2018.

Works are progressing well on site this month. Following the site meeting on Tuesday 19th December, the programme was discussed between all parties. After the meeting, EPCL received a target programme which details the phasing plan, identifying release dates for all units. This is currently under review.

Moreover, concurrent works and an extra gang are necessary for the steelwork installation programme. EPCL have been advised that two steel erection gangs are on site.

As it stands, Building Consents continue to carry out regular inspections. No adverse comments have been raised.

The Schedule

EPCL have been advised that the precast stairs will be installed by 15th January 2018 and that the steel frame will be complete by 9th February 2018.
Regarding the installation of audio visual requirements on the ground floor, along with group study cluster cubicle power requirements within the amenity space, EPCL are now to liaise with USL.
The anticipated date of completion is 28th September 2018.

Devon Street is buzzing with construction activity this month as steel frameworks can now be seen emerging from the site’s soil.

Following the successful completion of the drainage and foundation works last month, steelwork erection is now well underway and we are beginning to see the skeleton of the nine-storey development, which promises to be a landmark building in the gateway to Liverpool’s Knowledge Quarter.

As things stand, no extension of time has been granted and the development remains set for completion in September 2018.

Building Consents continue to carry out regular inspections. No adverse comments have been made.

One Islington Plaza – Construction Update October 2017

The main progress onsite this month has centred around drainage and foundation works to the development. Following a design meeting between Viridian, the structural engineers, Falconer Chester Hall, the architects, and Evolve, the project consultants, there was a slight amendment made to the internal structural steel support design, which has slightly delayed the steel frame fabrication. Delivery is now due in mid- October.

The overall construction programme or delivery date has not been effected, as it was amended to prioritise the underground drainage works, which are now 80% completed having been brought forward to
September. Furthermore, the foundation and ground works are now 100% completed, with the bolt box supports now in place ahead of the steel frame erection later in October.

A new compound has also been established by the main contractor Ridgemere, and new more permanent hoarding has been completed to ensure site integrity ahead of the next major phase of construction works
commencing this month.

Also, by next month an off-site show apartment will be available that will be a replica of the fixtures and fittings of the development, photographs and videos of which will be available in the next construction update.

Continuing with groundworks, the foundations have been excavated and inspected by building control. Structural steel company has been procured and the steel frames are to be ordered this week. The concrete foundations are due to be poured shortly.
